Do I have to leave Expedia and Booking.com?

No. Most properties keep the OTAs as one channel. The goal is to shift more bookings direct — especially repeat guests — so the commission stays with you.

What about rate parity?

Your direct page shows your real rate. What you list on the OTAs is your decision — we'll talk through what has worked for other independent properties on the first call.

Who holds the money?

You do. Guests pay your own Stripe account — full payment, deposit, or a card held for arrival. We never hold funds.

We close for the winter. Do we pay full price?

No. Seasonal properties drop to $59/mo while dark. Your page stays live, selling gift certificates and next season's advance bookings, and wakes up with you in spring.

Can it sell more than rooms?

Yes. Restaurant or bar, RV sites, and other promoted amenities are add-ons at +$95/mo each, capped at +$285/mo. The OTA can never sell your restaurant — your own page can.

How long does setup take?

About two weeks from kickoff to a tested, live booking page. Fixed price, fixed date, agreed in writing before we start.

Does it integrate with my current PMS?

The Continental is the system — bookings, payments, guest list, housekeeping and reports in one place, built for a single independent property. If you're tied to an existing PMS, tell us on the first call and we'll tell you plainly whether switching makes sense for you.

Does it sync inventory with the OTAs?

There is no live two-way OTA sync today — most properties keep the OTAs as one discovery channel and we plan the allocation split together on the first call. Your direct page always shows real availability, and double-booking is blocked at confirm time: availability is re-checked immediately before every booking is written.

What happens to my existing reservations?

We load your upcoming reservations during onboarding so nothing is lost in the switch. Refunds only ever return money actually captured, tax rates are snapshotted per booking so past stays don't change when rates do, and every report downloads as CSV for your accountant.

What about guest emails, uptime and support?

Confirmations and reminders are queued and tracked in the system, sent under your property's name — sending is wired up during onboarding. Hosting, updates and support are part of the subscription, and when something breaks you message Ben directly, not a ticket queue.
